8 Tips for Being a Successful Leasing Agent

1 | Respond right away.

And don’t use automated “computer” responses. Be a real person reaching out who sincerely cares about the what the renter is looking for.

 

2 | Be available to people.

Texting is huge – don’t be too “corporate” in your communication.

 

3 | Be excited about your leads.

Apartment hunting is hard and you never know what the prospective tenant is going through, so you should be as helpful and happy to help them as you can. Even if you’re having the worst day of your life, fake it because you are there for them.

 

4 | Work weekends.

I almost always get a lease or 2 when I show on Saturday. People are in a better mood and more open to making a decision on weekends rather than the hustle and bustle of the work week.

 

5 | Show an interest in your client and be personable.

Get to know them on a personal level and be open to them so they can feel they can trust you.

 

6 | Don’t make promises you can’t keep.

If you don’t know whether or not you can to fulfill a request or make something happen, then don’t say that you can. It is much better to simply say, “I don’t know but I will find out and let you know as soon as I get the info” rather than to make false promises.

 

7 | Listen.

When renters talk about your units, listen to what they say. Open your eyes and ears to how they react when you mention a feature or amenity. This way you will learn what is most important to the renter and then emphasize those things during the showings!

 

8 | Work with what you got.

Anyone searching for a new home will have to make compromises.  People generally have about 5 things they want in a new place. You could luck out and have everything that they want, or you could only have two or three things they want and be missing the rest.  You need to accent those features that they are looking for that you can provide! Explain how they are the most important and best part of the units 🙂
