Facebook vs. Instagram vs. Twitter

There are some property managers who use all the social media platforms they can manage while others focus on a single one. While there are tons of platforms out there now, the main three are still Facebook, Instagram, and Twitter. 

So which social media platforms should I choose?

First you want to start with understanding which platforms your audience uses the most. If a vast majority of people use Instagram and rarely visit Facebook, there’s no point in wasting time or marketing dollars on something that won’t be effective. 

Second, figure out the best ways to post on each platform. For example, Instagram and Facebook are great for photos and adding longer descriptions. On the other hand, Twitter is all about keeping things short and sweet. Here are a few unique features for each platform to consider:

Facebook: 

  • Ability to create groups
  • Has a large user base
  • May give insight to renters’ wants and needs through personal life content
  • Easy to invite people to events

Instagram:

  • Stories allows for behind the scene glimpses of community life
  • Can use location tags to find more people in your area
  • Can create “Reels” to show your fun, creative side while promoting units
  • Repost user-generated content (i.e. post other people make about your property)

Twitter:

  • Allows you to engage with users through quick conversations
  • Helps you remain on trend by posting about trending topics
  • Can humanize your brand more through casual tweets
  • Allows you to group your common tweets together to create resources

YouTube & other video platforms

In this day and age, you don’t want to neglect videos, especially if you want people to become interested in your property. Now more than ever, people are making decisions based on what they see online, and it can play a huge role in whether they come in for a tour. 

You don’t have to get too fancy, but you definitely want to ensure your videos are high quality. While phone recorded videos can work on Instagram and Twitter, YouTube videos are more professional. Plus, you don’t only have to post about your units specifically. You can create videos about your staff, tips on searching for apartments, highlights from your events, and more. 

Understanding how and when you should post

To be honest, sporadic posting won’t do you much good. If people rarely see you put anything out, they won’t know your brand nor have interest. We aren’t saying you have to post every day (though that may be helpful on Twitter especially), but you at least want to post 2 to 3 times a week. 

If you can handle a post each day, then by all means go for it! However, make sure you’re not overposting. You don’t want to annoy people with tons of posts each day. Besides, who can keep up with all of that?

Remembering to post on a regular basis can be a little hard, which is why we highly recommend investing in a scheduling software. That way you can plan your posts ahead of time, schedule them on a weekly basis, biweekly, or monthly basis, and you won’t have to worry about them later on! 

The goal for social media marketing 

This is where things can get a little trickier. Social media for property managers isn’t only about trying to sell your property. Think about it. Most people won’t enjoy following an account that’s always trying to sell them things. At the same time, you don’t want to ignore showcasing your listings. It’s all about balance.

The key: don’t expect to get a ton of conversions from social media.

Instead of always selling, you should see social media as a way to increase brand awareness. The more people know about your company, the more likely they’ll think of you when they actually do need your help. Social media allows you to boost attendance at events, stand out from competitors, and create a relationship with thousands of people. Really, it’s about the long game, not quick sales. Plus, social media doesn’t just help you pull in more residents—it helps you retain your current residents too.
