(What You Need to Know)

 

Finding a new apartment can be a rough process. We get it. But it’s so worth it to find that perfect place for you to call home and we are here to help!

 

In order for you to have a successful and stress free apartment search, we wanted to provide you with a suggested timeline for your search process.

 

3-6 Months Out

Show Me The Money! Moving can be very expensive, so it’s important to get an idea of the cost of the move and an idea of your budget. This way, you can save up and it doesn’t have to be a financial burden. Some questions to consider when planning your budget:

 

  • Do you need movers?
  • How far are you moving and how much will that cost?
  • How much rent can you afford?
  • What is the range of security deposits and application fees in the area I am moving to?
  • Will I need to hire someone to clean the apartment I am moving out of?

 

#LeasingKC_Tip: When budgeting, try to stay around 30% of your monthly net income to spend on rent payments. Most landlords will have a minimum income requirement so be sure to ask at each property you look at. Typical leases in Kansas City will have security deposits ranging from $150 up to one months rent.

 

60-90 Days Out

Give notice to your current landlord! Most landlords require 30-60 day notice for move out, but if you know for sure you are going to move, let your landlord know as soon as possible. This way they can begin planning to rent your unit out. Trust us, they will be very appreciative.

 

Compile your list of must haves based on what is most important to you:

Location – Distance to work, schools, entertainment, walkability, etc

Unit Features – Washer and Dryer in unit, Dishwasher, walk-in closet, etc

Amenities – Pet allowed, pool, fitness center, parking, etc

 

After you’ve got your criteria nailed down, start doing your online research and make a list of your top properties.

 

#LeasingKC_Tip: Most properties will not have a good idea of unit availability until more than 30-60 days out, so this is a good time to do your online research. User-friendly sites like LeasingKC.com will allow you to watch video tours and provide plenty of great pictures and detailed information about each property.

 

30-60 Days Out

If you have narrowed your list down and know of a few places that are ideal for you, great! You should start contacting those properties to schedules showings and ask about availability, rent specials, and what their qualification requirements are.

 

#LeasingKC_Tip: When you go to tour properties, be sure to bring your Driver’s License or other government issued photo ID; property managers might ask to hold that while you go on your tour.

 

30 Days Out

If you still have more units to tour, go for it!

 

For the units you are interested in, you may want to fill out an application. The application approval process can take anywhere from 1-7 business days. There is a lot of paperwork you need to fill out and it can take a while for you to get that all together and to the property.

 

And also, don’t forget about your current home. You may want to take your stuff with you when you move, so it’s time to start developing a packing and moving plan.

 

#LeasingKC_Tip: If you have your eyes set on a specific unit or floor plan, put in your rental application as early as you are able to ensure you are in line for that unit. Most properties can hold units for you until your move in date, but be mindful of the timing, this can range anywhere from 7-30 days with very few properties allowing up to 60 days out. Check with the property to see what they are currently allowing.

 

15-25 Days Out

Start or finish up the paperwork process. This allows some breathing room for you to finish up odds & ends, and for the landlord to process payment, get your keys ready, and clean the apartment prior to your arrival.

 

10 to 20 Days Out

Finish up any remaining paperwork at this time. The landlord may have to process your payment, order your keys and clean the apartment before you arrive.

 

Finalize all your moving details. Who is going to help you move? How are you going to move? What day(s) are you going to move?

 

0-1 Days Out

Thank your current landlord for all they have done to help you with your move in and move out.

 

Get to movin’ and enjoy your new home.
